La Palma's capital offers the best value of any Canary Islands capital. Historic centre apartments (1-bed): €60,000–€120,000. 2-bed apartments with sea views: €100,000–€200,000. Detached fincas (rural houses) in the surrounding hills: €150,000–€400,000. Purchase costs: ITP 6.5% (resale) or IGIC 7% + AJD 0.75% (new build). The market is predominantly local with a growing German interest. The historic centre properties are characterful but often require renovation. The Avenida Marítima area has more modern apartments with port and ocean views.
